Abstract
The Arab American University region has witnessed during the last twenty years, a
remarkable development in all levels and in various fields. Which led to an
acceleration in the development and investment in the area, but this has been
accompanied by negative results both in the area of the Arab American University
and its surrounding area. Including depletion of natural resources, attack on the
Palestinian countryside and high value agricultural land, and exploitation of the land
with a view to maximizing profit, regardless of resulted damage.
All these reasons and causes, called for the urgent need for planning and to find
logical and contemporary solutions for the existing situation, in order to maintain the
region's natural & human resources, and meet requirements of the local community
for the existing moment and for the future.
The planning idea is to make a detailed and a comprehensive analysis of the area
surrounding the Arab American University, then identifying the main opportunities,
potentials, risks and challenges in it, that would help us in identifying the main
criteria for defining the area of planning and development.
After that, the area is analyzed in details, and the main environmental, urban and
service problems has been summarized, and the radical solutions has been emerged
by proposing a structural plan for the planning and development area in the Arab
American University.
By the last phase of the work, several development projects were proposed for the
region to address problems at different levels, include local detailed problems
(student housing, design and planning standards) or community level problems (old
towns and villages); and others discuss problems in areas that area wider than the
proposed structural plan (stone quarries, breakers, sewage, agricultural land,
recreational youth projects ...).
Through this research, we have been able to reduce many problems and eliminate
others. The Arab American region can be seen as a holistic approach that promotes
the idea of joint and integrated planning with the surrounding area, and considers new
proposals in the field of organization and construction, .
In this context, we have been able to prepare a developmental planning plan for the
Arab American University region, based on scientific approach, realizing the vision
that we have set in advance, which is “planning and developing the Arab American
University region, at the same time achieving the immediate and the future needs of
the local community.”
