Abstract
In the last twenty years, claims for additional compensation and time extensions on construction projects have increased to such a degree that they have become almost commonplace. Recently projects are even more complex. Contractors are being forced to deal with increasingly congested work areas. As the decade continues, it is likely that events which give rise to claims for additional compensation and time extensions will increase further. Due to the uniqueness of each construction project, the absence of appropriate plan and control can easily slipthe completion of the projects from their original plan. In other words, delay will easily happen. Longer project completion will absolutely then cause cost overruns and may influence construction phase, and causes that occur during construction. The aim of this research is the reputation of the project participants. For appropriate plan and control, it is important to detect and analyze the factors that frequently cause delay during the construction stage. Further, it is significant to identify the factors from the perspectives of the owners and contractors. This research intends to attain this objective. There are many causes of construction claims, contractor practices, and owner practices, causes associated with contract document, contract awards, and contract administration. There are causes that occur in the pre to represent owner and contractors perceptions towards delay factors that frequently occur in structural and finishing works, In order to managethem before a project starts. The study will employ a questionnaire survey method to gather the required data. The data will be analyzed to identify the most important delay factors from the perspectives of the owners and contractors. Then recommendations about how to manage the will be suggested.
