Abstract
Commercial Center is the center in which economic, social, cultural, entertainment and administrative services of the university are concentrated. It is a complex of retail stores and related facilities planned as a unified group that offers products and services for profit and the performance of various financial and office functions. Common area is the total area within the commercial center that is not designed for rental to investors and which is available for common use by all students. For Example: parking, sidewalks, public toilets, etc. Gross saleable Area is the total area designed for tenants occupancy and exclusive use; It is all that area on which tenants pay rent; It is the area producing income. Parking Space is an area of definite length and width, this area shall be exclusive of drives, aisles or entrances giving access to it, and should be fully accessible for the storage or parking of permitted cars and trucks. This project will contribute in bringing life to the northern area of the university especially after the plans of moving the taxi and the bus stations to that area near the campus, the idea is to bring financial, business opportunities and student services to that area. The expected economical benefits is the increase in student revenues to the university and the local economy, bringing new kind of educational ,commercial and entertaining services not just to the local area but to the whole city, in the future more than 25000 students will enter the university through northern gate besides this commercial center and they will find everything they need provided in that center. This Commercial Center will be designed typically and according to international building codes and the modern design systems to integrate all the functions to a full uniform single unit.Many aspects will be taken in consideration when designing the project function, the architectural function will be designed after taking into consideration the Environmental, Mechanical, Structural, Electrical, modern design aspects and the relation between each design function in the building. The environmental function design will include the effects of the location on the thermal performance, natural lighting, environmental orientation natural ventilation and thermal insulation. The structural function section will explain the various elements of the structural systems used in the project, it include various information about materials, the type of steel reinforcement that will be installed, and the initial load and combination calculations and considerations.  The electrical function is focused on the types of the lightening lamps and brief explanation about each type, the type of electrical sockets and their functions, the electrical wire system used in the project and finally some effective methods to save electrical power and the use of these systems efficiently. The mechanical function will explain the history of the sewage systems and the types of modern sewage systems, it will also include the types of the HVAC (Heating, Ventilation And Cooling) systems and the standard process of heating and cooling in a commercial building and how to design an efficient heating/cooling systems. Project Main Idea : The main Idea in this project is to design a commercial center next to the northern  gate of An-Najah university the new campus , to provide students needs in that area . Building and Site :We had the following site plans for the area, we chose 5 lands with total Area = 2921.42 m2 ,Perimeter = 246.17 m as shown in the following plan :
